Lia Ops · Origination Intelligence for Processing

From borrower intake to underwriting handoff. One system.

Today a loan file crosses four systems and two manual handoffs before underwriting ever sees it. Lia Ops collapses the relay: borrowers upload against a program-specific document list, loan officers review and approve in one place, processors work a live queue, and the LOS receives a file it can ingest natively.

Your team approves and sends. Nothing goes out on its own.
The Problem

Every document touched three times, read once.

The intake-to-processing workflow at most lenders is a relay between systems that were never designed to talk to each other. The people you pay to clear files spend their day moving them instead.

Today
The relay
01
Borrower uploads to a point-of-sale portal
The portal collects documents. Its job ends there.
02
The LO downloads everything and rebuilds it
Files sorted into shared-drive folders by hand, then zipped into a submission packet.
03
Processing unzips the packet and starts over
Every document opened, indexed manually with a doc type and description, and the application re-keyed into the LOS.
04
Conditions get chased over email
Underwriting sends conditions. Processors chase borrowers and third parties while LOs have no view of what is outstanding on their own files.
With Lia Ops
One system
01
Borrowers upload against a document list
Requests generated per loan program. Every document arrives labeled: pending, submitted, finalized.
02
The LO reviews everything in Lia
Accept, reject back to the borrower with a reason, or waive. Every action lands in a per-document audit trail.
03
One click assigns the file to processing
No downloads, no folders, no zip. The processor opens Ops Radar to a queue of files and what each one is waiting on.
04
Conditions tracked, follow-ups drafted
Every condition tracked by urgency with a drafted follow-up waiting for approval. LOs see their own pending items without opening the LOS.
The desk stops moving files between systems and starts clearing them.
How It Works

Five steps. Zero swivel chair.

1
Intake

A structured application built on the 1003, with a document request list generated for the loan program. A DSCR file asks for its documents, an FHA file asks for its own. Borrowers upload against the list, so nothing arrives as a mystery attachment.

2
Review

The loan officer sees every document inside Lia, not just the application form. Accept it, reject it back to the borrower with a reason, or waive the request. The borrower is notified and re-uploads without a phone call.

Full audit trail: received, viewed, accepted, rejected, waived
3
Handoff

One click assigns the file to processing. No zip file, no handoff email, no shared-drive rebuild. The processor opens Ops Radar to their assigned queue: what is pending, what is submitted, what is finalized, and who did what.

4
Delivery

Lia generates the industry-standard MISMO 3.4 file your LOS ingests natively, and delivers the document set organized and indexed, to the LOS or to the shared drive your compliance team already trusts. The re-keying step disappears.

5
Conditions

When underwriting comes back, every condition is tracked by urgency with a drafted borrower, third-party, or internal follow-up waiting for approval. Loan officers finally see what is pending on their own files without logging into anything.

Guardrails

Built for the people who answer to compliance.

Lia Ops was designed with a lender's counsel in the room. The trust posture is not a footnote. It is the architecture.

Drafts, not sends
Every outbound message to a borrower, third party, or internal team is drafted and waits for a human. Nothing goes out on its own. Ever.
Documents flow through
Your shared drive and LOS remain the system of record. Lia does not become your document custodian, so your retention and data posture stays exactly where your counsel wants it.
Everything is audited
The full lifecycle of every document and every handoff is logged: who received it, viewed it, accepted it, rejected it, waived it, and when.
The same draft-first model that runs Lia for loan officers, extended to the processing desk.
The Math

Same desk. More files.

A typical desk
5 processors
Each touching every file across setup, third-party orders, and verifications, with dozens of loans in motion at once.
The portal line item
~$199 /user/mo
A point-of-sale portal whose main job is being the first stop in the relay. Lia Ops retires it.
The hidden cost
Hours /file
Downloading, foldering, zipping, indexing, and re-keying. Salary spent moving files instead of clearing them.

This is the in-house fulfillment story: not outsourcing, not headcount cuts. The team you already trust carries more volume, and the file never leaves the building.
